Conveniently located to I64 and I81 with close proximity to an abundance of hotels and amenities. Built as a private estate, Kateri blends elegance, history, and natural beauty. The one-level layout features grand rooms, cherry floors, stained-glass windows, and 100+ windows bringing the outdoors in. The Guest Wing includes the “Something Blue Bridal Room” and a private suite with a Sleep Number bed and luxe Pottery Barn bedding. Outside, enjoy mountain views, a Japanese garden, a poolside gazebo with fireplace, and a side lawn perfect for dancing under the stars.

    Kateri Wedding

    We got married in mid-May, and the timing couldn’t have been better—the rhododendrons were in full bloom, and the grounds looked beautiful. The setting added a natural, colorful touch to the day that made everything feel special without needing much extra decoration. We went with a cocktail-style reception that featured multiple food stations, including a pasta bar and a steamship round carving station. The food was great, and our guests appreciated having so many options. Even with a full guest list, the space never felt crowded. Everyone could move around easily and enjoy different parts of the venue without feeling packed in. The night ended with dancing to a live band on the back deck, which was a highlight for us and many of our guests. The open-air setting gave the evening a relaxed and fun vibe, and it was the perfect way to wrap up the celebration. From start to finish, everything ran smoothly. The staff was professional, organized, and easy to work with. The venue not only met our expectations—it exceeded them. Our guests had a great time, and so did we. Highly recommend for anyone looking for a well-run venue with a beautiful setting.

    A Magical Night to Remember –

    The Perfect Venue for the Best Day of Our Lives We hosted our wedding reception here as a cocktail party under the stars, and it truly was everything we dreamed of and more. The setting was stunning, creating a romantic and intimate atmosphere that felt straight out of a fairytale. Even though it was mid-June, the evening turned out to be a bit chillier than expected. We had originally set up cooling units for the caterer, but with a quick change of plans, the team seamlessly switched to heating units on the back deck. Their flexibility and professionalism meant everything went off without a hitch. The entire experience—from the ambiance to the attentive service—was flawless. I wouldn’t have wanted to celebrate our wedding anywhere else. It was the best day of our lives, and this venue played a huge part in making it so special. Highly recommend to anyone looking for a beautiful, adaptable, and unforgettable place to say “I do.”

    Kateri was an absolutely perfect wedding venue! We had the most magical wedding day I could have ever asked for.     Kateri is absolutely beautiful. I loved having my wedding here this year. The process was super easy and the owner was very present throughout. Everywhere you went on the grounds, there was something beautiful to see. It was lovely and my guests all raved about it too.

To ensure a stress-free experience, our venue is Secluded, Private, Stunning… and all yours for the weekend! Rental fee includes a three-day period—from Friday at noon to Sunday at noon (48 hours). This allows time for setup and a rehearsal, the wedding day, and cleanup the following day. We also offer one-day pricing for special circumstances. Please contact Kateri for pricing details.
Kateri is a venue rental space, providing the property for client use without additional services. Clients are responsible for hiring their own vendors for setup, decoration, catering, officiating, coordination, and cleanup. Kateri does not provide on-site personnel to assist with the event. Due to Augusta County requirements a representative for Kateri will be on property during the event.
Exclusive use of Kateri includes full access from Friday at 12 PM to Sunday at 12 PM. Enjoy private use of the entire property, including the Guest Wing with the “Something Blue Bridal Room” and overnight stay for two in the Guest Suite. Use of the venue for engagement or wedding portraits is included (photographer not provided). Package also includes 150 natural wood chairs with cushions, 19 round tables, patio heater, rocking chairs, wicker patio furniture, umbrellas, and pool loungers. Guests will love the cozy gas fireplaces and countless charming details throughout the property.
Our clients typically choose to clean up the day after the wedding, with all cleaning to be completed by 12:00 PM. The client and their vendors are responsible for removing all belongings, decorations, and trash. For an additional fee of $1500, Kateri can provide clean-up services if arranged in advance through the contract.
Open flames, including candles, fireworks, and Chinese lanterns, are not permitted at the venue. The only exception includes flames contained in a votive or vase. Send-off sparklers may be used outside, weather-permitting, and must be disposed of in proper receptacles. LED candles and bubbles are allowed. To prevent damage, nails, glue, staples, command strips, and screws are not allowed, but existing nails in the walls may be used for decorations. Fake flower petals, confetti, glitter, and similar items are also prohibited. Clients must provide their own ladders for decorating.
A non-refundable 50% down payment and a damage deposit of $1000 is due upon receipt of the Rental Agreement. The final payment is due 30 days prior to event date.
A $1000 damage deposit is required with your first payment. This deposit will be refunded after a cleanup inspection, provided the property is left in accordance with the contract and no damage has occurred. This is returned within 10 business dates after the event.
Our rates are fixed and non-negotiable, and we do not offer discounts.
We accept cash, checks, debit, and credit cards. Payments made with a debit or credit card will incur a 3% processing fee. Additionally, a 5.3% sales tax will be applied to all event sales.
Decorating and setup services are not included in the venue rental.
Kateri can accommodate up to 200 guests. In addition to the main house, the expansive decks and grounds provide ample space for social gatherings and outdoor festivities. For events with more than 150 guests, additional restroom facilities are required at the client’s expense. Rental trailers are available in the local market.
Unfortunately, we cannot hold dates. Our policy operates on a first-come, first-served basis. The date is reserved for the first couple who signs a contract and submits the event deposit and damage deposit.
Kateri offers a beautiful home with an expansive open-concept living and dining area, as well as stunning outdoor spaces with breathtaking views of the Blue Ridge Mountains for your celebration. However, we do not provide tents unless included in a pre-arranged package. Clients are responsible for making any special arrangements in case of inclement weather.
Tables and chairs for a party of 150 are included. Additional chairs, as well as upgrades for chairs and tables, are available as add-ons.
Yes, the weekend rental includes access to the Guest Wing, which features the spacious Something Blue Bridal Room.
No, Kateri provides insurance coverage for our clients.
No, we do not have contracts with specific vendors, but we are happy to provide recommendations. You are free to hire any vendor of your choice; however, they must carry liability insurance and provide proof of insurance to Kateri. Anyone serving food or alcohol on the premises must be licensed and insured—volunteers are not permitted to serve food or alcohol due to liability reasons.
Yes, the venue includes a kitchen for final food preparations. However, this is not a production kitchen for cooking. It serves as a staging and prep area, allowing for warming and serving pre-cooked food. Cooking is not permitted at the venue. You may opt to use up to two food trucks for your catering needs.
Yes, Kateri has a curfew of 10:00 PM out of respect for our neighbors. However, we offer one overnight accommodation for the happy couple in the Guest Suite.
Yes, Kateri is equipped with both heating and air conditioning to ensure comfort year-round. Heating devices for outdoor spaces may also be pre-arranged through our wedding packages and a la carte offerings.
Absolutely! Dogs are welcome at the venue. We kindly ask that you ensure proper cleanup of messes. Pets may not stay overnight. Please note that several outdoor cats reside on the property.
Many clients book a year in advance, so we recommend securing your desired date as early as possible.
Kateri is open year-round. The most popular wedding months are during the more temperate seasons, as the swimming pool is open from May to October.
From November to April, we welcome indoor and tented events. We’d also love to host your holiday party, corporate picnic, or family gathering!
Yes, alcohol is allowed; however, an ABC license is required if you plan to serve any type of alcohol. Your caterer may already hold this license, but proof of licensure must be provided before hosting your wedding on Kateri property. If needed, you must apply for the license at least 30 days before your event. Applications can be found at https://www.abc.virginia.gov/. Additionally, anyone serving alcohol must be a licensed and insured vendor. Family and friends are not permitted to serve alcohol. Please consult your caterer for assistance.
Yes, self-service parking is available.
Though Kateri is designed for one-level living, there are several steps that may be difficult to maneuver. We encourage you to visit and see if the venue meets your accessibility needs.
