About this venue

There is nothing more romantic than a beautiful wedding in a countryside setting! Family-owned and operated, we have hosted weddings, receptions and other special events since 1995. Reservations include private use of all grounds and facilities - we only host one wedding at a time. Garden chairs, banquet tables, tablecloths in a variety of colors and choice of two centerpiece styles are included. Rates are based on day of the week, month and services. May, June, September, October and December are considered on-peak. Friday and Saturday are considered on-peak. Rates vary from $3100 for an outdoor garden wedding and reception to $7900 for a full weekend of services including overnight. Elopement packages are available for 2-10 guests and include officiant, wedding cake and toast. Inquire for $. The Farmhouse at Rosa Lee Manor is a recently restored house which is rustic and suitable for 2-4 guests overnight. It's a wooded setting ideal for very small elopement ceremonies.

The Gardens

We strive to ensure the entire planning process is smooth with only good surprises on your special day.

There is nothing more romantic than a Garden dinner or social. We have patios covered by 30-year old vines, rose gardens, wildflower gardens and covered grape arbor and koi pond highlighted by lit fountains. Rope lights and twinkle lights just enhance the atmosphere in the evenings.

The Carriage House

The ceilings in this space are draped for romance and ambiance. Any configuration works - arrange the setup any way you want.

The Carriage House is mostly glass, making it ideal for couples who would like to have their party outdoors but this is just more practical. The flooring is ideal for dancing. The lighting is ideal for romance. Open all of the doors for an open air event or close them and turn on a/c or heat for comfort. The space is large and flexible enough to contain both ceremony and reception if the weather chooses to not cooperate.

    March 2025 wedding

    Rosa Lee Manor was an incredible venue for our wedding. Their communication was very quick, whether by email or text, which was so helpful during the planning process. Everything was clean and organized, and the price was very reasonable compared to other places, especially considering all that they offer. They made everything so smooth for us on the day, and we even got a complimentary breakfast basket! It was so convenient that they had a house on the property where we could have both our ceremony and reception. The house sleeps 12, so our bridal party was able to stay with us and get ready there as well. We couldn't have asked for a better venue to celebrate our special day.

Rates vary based on month and day of the week. May, June and September, October are considered peak months. Fridays and Saturdays are more than other days of the week.
We provide you with a beautiful setting for both ceremony and reception. There are multiple locations for your ceremony. You will also receive tables, garden chairs, tablecloths. We do not restrict the vendors you use which means we aren't "upcharging" you for vendors, reducing costs to you for your wedding. We provide coaching, day-of coordinating upon request. Overnight accommodations onsite also make your special event a more relaxed and enjoyable experience. You may put your reservations together a la carte or choose the Diamond package which gives you everything we offer for three days.
We have been in business for many years and are familiar with many great vendors. We will make recommendations but you may select who you want to work with.
You may bring beer or wine. An insured bartender must serve. Often time, the caterer will provide this service. We can also make recommendations for insured servers.
Yes, there is ample space for parking.
January, February, March, April, July and August. Due to our remote location, we do not book weddings in January or February. The risk of snow or ice during those months would make hosting an important event too difficult.
The Main House is 50 years old and was designed with sunken rooms. However, the areas used during most receptions are accessible. The outside areas are more manageable. A golf cart is frequently used due to the distances.
Most reservations include 12 hours. Adding overnight lodging does give you much more time onsite.
An initial deposit is required to secure a reservation date. This deposit in not refundable. Any payments made after that are refundable until 10 days before your reservation date.
Our venue is fully insured. However, our insurance underwriter requires that the caterer and bartender have their own insurance. You may still wish to secure event insurance to protect your investment in the event must be cancelled at the last minute - there are event insurance policies that will refund to you everything you have spent out of pocket (much like travel insurance).
Your choice of ceremony and reception areas, dressing areas. An assortment of tables, white garden chairs, white floor length tablecloths. Once your tables and decorations are cleared, we take care of the remaining cleanup including breakdown of all tables and chairs. Additional services may be added as needed to customize your reservation.
