About this venue

Packages include three days to set up, practice and have your event. Full staffing for your event plus 8 hours of help the day before with decorating, floral arrangements and setting up are included. Plus you can pick up the day after your event! Everything for a wedding is here. You bring the food and drinks and Save! We have everything else. Our 1,400 sq. ft. Ballroom opens to the outside deck. Wedding packages include full staffing, tables, chairs, linens, centerpieces, glassware, tableware, all food service items. Sound system, easel stands, Dance floor, Kitchen, five refrigerators, two beauty suites, four bathrooms, etc. - all included. Free parking and 3 blocks to the East Falls Church Metro. The Ballroom includes our 15-foot stone top bar, bar sink, two refrigerators, a restroom and 38 separate, dimmable lights. Three-level deck, stone patio and garden. This is a beautiful private home with lots of space and time to relax and enjoy.

    Choose this venue!

    Choosing this venue for our wedding was honestly one of the best decisions we made. From the very beginning, Ed and Abby welcomed us into their home and made us feel more like family than clients. Their venue is not only beautiful and affordable, but the amount of care and love they put into every detail truly made our day feel special. Abby was an absolute lifesaver throughout the planning process. She helped us finesse our color schemes, suggested flowers that matched the decor I already had, and always made us feel reassured whenever we felt overwhelmed. They had so many items available to use which saved us A LOT of money. Both Ed and Abby were incredibly hands-on and genuinely invested in making sure everything came together perfectly. Absolutely cannot forgot how accommodating they both were with my daughter. Ed & Abby made her feel so comfortable and welcomed that she knew the ins and outs of their home! Having the TVs were a huge plus. Between them and our planner, we felt so much less stress leading up to the wedding because we knew we were in good hands. Their kindness, support, and attention to detail made such a huge impact on our experience, and we’ll always be grateful for everything they did to help make our wedding day unforgettable.

    Intimate Wedding

    We were planning a small wedding from another country and felt overwhelming until we found Arlington Treehouse. Abby and Ed were incredibly responsive throughout the entire process, offering practical advice that saved us time and stress during planning. They went above and beyond by helping us. Abby has collections of silk flowers and decoration for you to choose from. She also help me with flowers and centerpiece arrangements, and their collection of bud vases gave us so many options to choose from. The venue itself is spacious enough for our intimate celebration, yet it felt like getting married at our own home without any of the work. On our wedding day, everything ran smoothly and we never felt rushed or stressed out about cleaning up—we were able to truly enjoy quality time with our loved ones. We honestly couldn't have pulled off our special day without Abby and Ed, and we're grateful for everything they did to make it perfect.

    Our Wedding

    When we began our wedding venue hunt, we were 99% positive eloping was for us. We thought going down the traditional wedding route was way too expensive for a couple paying their own way and looking to start their future…we had no interest in going into debt for one day. That was until we stumbled upon The Arlington Treehouse. From our first meeting, Ed was incredibly hospitable and accommodating. We thought it was a lovely home but couldn’t imagine hosting an event in someone’s house…with neighbors next door that would most likely complain about noise. That was until we saw their upstairs reception area. The moment we saw the space, we knew it was perfect for us. Ed was incredibly thorough during our initial consultation. He explained exactly what the price was for, gave examples of previous events they hosted, and had amazing recommendations such as The Italian Store (which we used for catering) and the Bon Air Rose Garden (where we took our formal portraits). Although we didn’t meet Abby during our first visit, Ed raved about her artwork which beautifully decorated their home and skill with plating and floral arrangements. The way Ed talked about Abby sealed the deal. We could tell how much love they have for each other, and we wanted to be surrounded by that energy our entire engagement. We slept on it for 24 hours and knew if we wanted to have a wedding with friends and family, we had found our venue! Ed and Abby always answered our questions in less than a day (typically within an hour or two) and made us feel incredibly confident we could host our event without a wedding planner. We arrived in Arlington on Wednesday with the supplies we had from home. They let us come early to drop off our décor. Allowing us that extra time in their home was a lifesaver! Most of the bulk items (food, drinks, floral) were purchased Wednesday-Friday and they left their doors open for us to drop off whenever we needed. I was nervous about the flowers and Abby once again had the perfect suggestion. We went to Trader Joe’s Friday morning and bought anything and everything that fit the color scheme. We brought them back to Abby; she asked a few questions about which flowers should be in which bouquet/bud vases and said she would handle everything else!

    My Girlfriend's Birthday

    Exquisite and budget-friendly, they generously provided us with an entire day to revel in the celebration of my girlfriend's birthday. Our savings were substantial as they had every essential covered. Bringing our own refreshments not only added to the festivities but also allowed us to save significantly. The experience of celebrating all day with our friends and family is truly priceless. Abby, our wonderful host, was instrumental in making everything seamless and enjoyable. Thanks once again for an unforgettable experience!


Wednesday / Thursday drop off. Friday set up and practice. Saturday ceremony and reception 8:00 am – 10:00 pm. Sunday pickup. $4,899. We clean everything. Includes full staffing, the Ballroom, bar with refrigerator and bar sink, three decks, Garden Patio, Yard, Beauty Suite, Groom Suite, Reception and lounge, Kitchen and four bathrooms. Includes: linens and napkins, all tableware settings, glassware, bar glassware, coffee service ware, serving dishes, chafing dishes, utensils, cutting boards, bread baskets, pitchers, vases, etc. Everything you need to have a great party is included. You bring the food and drink, and we’ll do everything else.
No hourly rentals are available.
Full staffing is included with your event. You can drop off Wednesday and Thursday. Friday you get 8 hours of staff help with decorating, floral arrangements, etc. You can decorate, rehearse and even have dinner here. On Saturday 6 - 7 staff members will greet your guests, tend the bar, handle all food service, cake service and cleanup, etc. We staff 2 bartenders at all times. We want you and all of your guests to relax. We do all of the cleanup etc. for your entire event.
Event insurance is required for all events. Insurance is available at www.EventHelper.com for $105. This gives you $1M in coverage for the day. You may use your preferred provider. Please ask.
A signed contract and non-refundable $400 deposit are required. The balance is collected on the day of your event.

58 for dining and dancing. We have over 3,000 sq. ft. of indoor space and 1,000 sq. ft. of deck space, plus the garden patio and grounds.
A deposit of $400 is due with the contract. The balance is paid on the day of your event.
No separate security deposit is required.
All deposits are non-refundable. Cancelation insurance is available through insurance companies to cover unexpected problems and reimburse your deposit. If an event is canceled and then re-scheduled for the same date [ if the Treehouse is available ] there is a fee of $250 and your original deposit will be applied to the event. If an event is canceled and then re-scheduled for a different date, 50% of the original deposit will be applied to the event.
Yes! Save time and money. You have time for makeup, dressing, first look photos, and time to rehearse in the morning. At the Treehouse you can enjoy your entire day and relax. Get married outdoors in our Garden Patio or indoors in the Ballroom. If the weather is poor, the Ballroom is ready. After the ceremony we bring out the tables and set the room for your dinner and dance party. We want you to have a wonderful day. From 8:00 am you can take your time to get ready, have a spectacular ceremony and then have time to relax and enjoy your family and friends. And dance.
You may bring your own wine, beer, and spirits into the Treehouse. Insurance is required. A professional bartender is strongly recommended. Please ask. The Treehouse does not sell or provide any alcoholic beverages. You must bring your own.
You can bring your own food and non-alcoholic drinks into the Treehouse. We have full tableware settings, barware, and service ware available. We have a kitchen and two refrigerators for holding and heating food.
Outside vendors [ photographers, DJs, coordinators ] are allowed. Vendors working on-site during the event must provide proof of insurance. Other vendors [ kitchen staff, bartenders, etc. ] are not permitted. We staff our own events.
No. But there will be hot coffee in the morning. Our staff handles all of your your food and beverage requirements once the items are delivered to the Treehouse. We will coordinate with you to prepare and serve food and drinks. We’ll set up the buffet and clear all the tables. Staff will set up a cake table, desert tables, food stations, bar stations, etc. We will do the cake cutting and service, champagne toast or whatever you want to do. You can have any food you want brought in. We want you and your guests to take the day off.
Staff prepares food items you bring in [ fruit trays, charcuterie boards, vegetable trays, frozen appetizers, etc. ] Staff will hold and serve all food items. The Treehouse has five refrigerators, two microwaves, stove and ovens and warming boxes for holding and warming food. Plus we have every kind of serving platter, chafing dishes, desert dishes, etc. for a fantastic presentation!
Yes. All our floors are wood or stone inside and out. You can dance everywhere – including on the dance floor.
There is a raised 4’ x 8’ platform on the Garden Patio. Accommodation can be made for other staging if required.
Yes. There is a large Beauty Suite with a full bathroom and makeup area for just the bride or for the bridal party. There is a second dressing room / Grooms Room for additional guests and/or the bridal party. There are four bathrooms available.
Yes. The Treehouse has four private parking spaces for your use. All other parking is street, metro, or school parking. There are always 20 or more open spaces within a block. We are three blocks from the East Falls Church Metro and four blocks from school parking. The metro offers the perfect connection to hotels, restaurants, museums, and the city. Transportation can also be provided to take guests to and from parking, the metro and local hotels. Please ask.
Yes and no. The Treehouse has a lot of stairs. The Ballroom is located on the third level. Guests climb two flights of stairs to get there. Stair climbing wheelchairs are welcome. There is a bathroom on every floor including the Ballroom, so guests do not have to go up and down to use the restroom. There are chairs for people to rest between floors for guests who need a little extra time. Handicap parking is available in our parking area.
There are restrictions on hanging decorations, but we will accommodate your requests if we can. No colored rose petals [ white petals are OK outside only ], no colored dyes, no hair dyes, no confetti, no rice, no birdseed, no sparklers, no fireworks, no spray string, no glitter, no open flames, no noise makers, no releasing balloons. Animals are not normally allowed at the Treehouse. No illegal activities, narcotics or weapons of any kind are allowed. We reserve the right to terminate any event for violations of our contract or for any reason management determines necessary. No refund of any kind will be made for violations of our contract.
We have a party! The Ballroom can be set up for a ceremony, then changed for people to eat and dance. The lower decks and stairways are covered. Plus, guests can spread out to the Beauty Salon, the kitchen, the reception lounge area and the grounds. The children will discover the game cabinets. We have over 4,000 sq. ft. of indoor and covered patio space. No rain is going to ruin your party.
We have 37 dimmable lights in the Great Room and 72’ of windows.
We have seating for 58 inside. Ample additional seating is available throughout the decks, house and garden. And our chairs are comfortable. Outdoor chairs for a ceremony are a rental items [ about $200 for 60 chairs delivered.]
Yes. Everything is included with your all-day event or is available for $15 per guest for hourly rentals. This should save you a ton of work and money by having it all here, ready to go. Nothing to clean up or return. You won’t run out of anything. Everything you need or may have forgotten. We even have paper plates if you need them.
Yes. We have a 15’ stone top bar. It comes with a bar sink, a full-size refrigerator, microwave, and basic bar supplies. Bar glassware is available with all the other tableware and serving items.
No. The Treehouse provides all serving items. Of course you can bring in special items that you want at your wedding.
Normally no. Please ask about special requests.
We have dedicated space for guest coats and hats in our reception area. Normally guests store and retrieve their own property. Coat check service can be provided if requested. Note: the Treehouse is not responsible for lost or stolen property.
The entire property is set up to take photos. We have dozens of pre-staged areas for photos and video. We have backdrop colors, a Loveseat, and our four-post Princess Bed for photos. Guests can pose for head shots, full body, family, love seat, chair, Princess Bed photos and more. You can take photos and video across the entire property of all your guests for the whole day. And - the Arlington Rose Garden is just five minutes away. It’s a national treasure. With thousands of blooming roses throughout the spring, summer and fall it is a spectacular place to take photos.
Staffing is available to help make your event run smoothly. There is always a staff member on duty to handle questions during your event. We will help you to coordinate your day here at the Treehouse.
Smoking is permitted outside in designated areas only. Legal products can be consumed. There is no smoking inside the facility at any time.

Yes. We have four private spaces and unlimited street parking. Plus we are three blocks from the East Falls Church metro and we can provide transportation.
Yes and no. The Ballroom is on the third floor. It's beautiful and worth it, but there is no elevator.
