Q: When may my ceremony begin?

“Day Use” rentals begin at 8 A.M., so your ceremony may begin as early as you'd like and when your vendors can be ready for you to do so! We recognize that every event is different and has a different set of needs.

Q: May I have a rehearsal for my ceremony?

Yes, of course! The Estate at River Run hosts events throughout the week so rehearsals should be scheduled 3 weeks in advance and be held during normal business hours. Rehearsals must be concluded by 6 P.M. unless hosting a rehearsal dinner at The Estate by contracting for a weekend rental.

Q: When may I access the building?

You and your vendors will have access to The Estate as early as 8:00 A.M. the day of your event unless you have agreed upon access otherwise or reserved the property for weekend use. If reservations for weekend use have been made then you and your vendors may access the property at the time of check-in for your group. [This is typically at 2 P.M. Friday for Saturday events.]

Q: Are there dressing rooms for the Bride and Groom?

The master suite and attached bathrooms are available to the Bride and her bridesmaids to get ready. The Woodhaven Room and all other spaces will be available at 8 A.M. the day of your event. We recommend having the groom and groomsmen arrive at River Run approximately 2 hours prior to the event for group pictures if their group has other daytime activities planned.

Q: Can your facility accommodate buses?

Yes, buses and shuttles are welcome and strongly encouraged. Cars may be left overnight in the parking area as long as they are picked up by 10:00 am the next day if there is no morning event scheduled. We have also widened our driveway and drive circle by the house to accommodate 55 passenger buses so they are able to make the turning radius needed.

Q: Are candles/lanterns allowed to be used for decor?

You are able to use candles in your decor, however, no open flames are allowed. All candles used inside River Run must be Lucid Brand Candles because they have built in snuffers. These may be rented from Kim Moody Design and are filled with oil. This will allow for you to have real flames inside without a concern for danger in order to protect guests and the property.

Q: Is event liability insurance required?

Insurance for the event is required and carried by the lessee. When calling your agent you will need to request a certificate of liability insurance in the amount of $2 million naming River Run Manor, LLC as the additionally insured. We are happy to suggest reasonably priced options, but most families go through their homeowners policy. Please follow guidelines in your contract.

Q: Are wine, beer and liquor permitted?

Yes, of course! We want you to celebrate! Having the appropriate ABC license on file is important. Our approved caterers carry this banquet license on your behalf if they supply the alcohol, or you may obtain a “one-day banquet license” from the state of Virginia. Of course, many of our hosts choose to have their caterers handle all of the “heavy lifting” when it comes to alcohol packages.

Q: How many guests can your venue accommodate?

Based on our Conditional Use Permit from Goochland County we can host up to 299 individuals inside the property.

Q: Is the site handicap accessible?

It is! We’ve just paved 3 fresh handicapped accessible spots off of the East side of the house. Individuals are able to come safely into the Tuscan Ballroom at that level or proceed through the elevator up to the first floor of the mansion.

About this venue

The Estate at River Run offers a dream setting to host a variety of elegant affairs. High on a bluff towering over the James River, this exquisite Georgian Revival offers 16,000 square feet of opulence, built by Taylor and Parrish Construction from 1(personal information protected by Zola). This stately Georgian features an upper brick promenade surrounded by a limestone balustrade and opens to a double curved staircase to the lower terrace. The mansion's interior boasts extravagant architectural embellishment. Marble floors, ornamental cornices, plaster friezes, 18-foot columns with gilded Corinthian capitals, and custom crystal chandeliers please the eye from the onset. A Jeffersonian pool house with a hexagonal raised dome presides over a circular pool with bluestone terraces and a limestone balustrade. Nearby, you will discover a tennis court complete with a covered viewing stand. The river view, serene grounds, and the magical sunsets are yours to enjoy when you host your event at The Estate at River Run.

This two-story ballroom has a grandeur like no other and is perfect for year round indoor events.

The second story gallery overlook is the perfect space from which your musicians can play, and photographers can capture your special moments. The spiral staircase is perfect for a grand entrance! The ballroom boasts a fireplace with marble surround, beautiful hardwood floors edged with black marble, and a custom-designed larger than life crystal chandelier that invites you to share one of life’s most precious moments with your family and friends.

An arched doorway, heavy metal chandeliers, and a wine cellar make this an incredible space for dining with your guests!

Winter Wedding at The Estate at River Run
We hosted a black-tie winter wedding (late February) with the Estate at River Run (ERR) and were blown away by the event. One of the biggest draws for us with ERR was the venue’s ability to accommodate both indoor and outdoor ceremonies and receptions with gorgeous locations for each. This allowed us to plan for an indoor ceremony but flex to an outdoor ceremony the week of the wedding to take advantage of good weather! Several months after our wedding we still have friends and family telling us how gorgeous the venue was! ERR did a wonderful job communicating during the planning process and ensuring we knew what they needed from us to host a successful event. The staff and security during the event were wonderful, the venue itself was an absolute fairytale for our wedding day. If you are looking for a venue that can host a black-tie event in central VA or the greater Richmond area, please consider ERR!

Best Venue in RVA
From our first tour with Kim we immediately fell in love with the Estate at River Run. The venue is stunning - inside & out! The outside is filled with beautiful trees and landscaping, and the terrace facing the river is beautiful. The house inside is magnificent - the ballroom is breath taking, and there are three rooms upstairs each with large bathrooms. The bridal suite has two large bathrooms that we used for getting ready. I had 12 girls in my bridal party and still had more than enough room for getting ready, while my fiance and the groomsmen used the pool house. We did our ceremony and dinner on the lower terrace on a beautiful October evening, and then brought the party indoors. The Estate at River Run was truly a dream come true- from the stunning venue that speaks for itself to the wonderful staff who work there. They were excellent in communicating and helping us plan. I would recommend ERR, Kim & her whole team to everyone!

A Dream Come True: The Estate at River Run
Selecting The Estate at River Run as our wedding venue was the single best decision we made throughout our entire wedding planning process. It wasn't just a venue; it felt like home and provided the perfect backdrop for one of the most important days of our lives. From our engagement photos to our rehearsal dinner and the wedding day itself, this stunning estate was a dream. We opted for the Friday early access package in addition to the overnight package, and it made all the difference. We got access to the Estate at 2pm on Friday and my bridesmaids and I were able to stay the night before, which transformed the wedding morning into a truly relaxing and joyous experience. We were able to handle all the final preparations on Friday, leaving Saturday morning completely stress-free. The true magic of this venue, however, lies with Kim and her team. They are, without a doubt, the best in the business. Their kindness, professionalism, incredible attention to detail, and seamless organization are unmatched. They truly think of everything, anticipating needs before you even realize you have them. Their guidance and support were a genuine blessing, allowing us to be fully present and enjoy every moment. The venue itself is breathtaking, offering so many different and beautiful locations for all the various events. It is truly a place where memories are not just made, but treasured. We are so incredibly grateful to The Estate at River Run for hosting our special day. It was everything we could have ever wanted and more.

The Estate at River Run is the most picturesque venue with limitless possibilities of how you can use all of the spaces. From the bridal suite for getting ready to the spaces for the ceremony, cocktail hour, dinner, and reception - there is space to meet your every need. Kim and the ERR team are so nice and kind and are there to support you in making your dream wedding come true.

Luxury Wedding
The Estate of River Run was everything we dreamed of. The venue is absolutely stunning and all around the best we have ever seen. Kim Moody and her team were so sweet and very welcoming from the day we toured the venue until the end of our wedding. Our wedding was a fairytale for sure. Our guest are still talking about how beautiful the venue and wedding was. I would highly recommend this venue to anyone. Thanks for making our wedding a dream come true!
