A charming waterfront venue

Our outdoor ceremonies are truly enchanting with a flagstone aisle leading to a pergola framed by a beautiful waterfront view. Overlooking the confluence of the Occoquan and Potomac Rivers, The Pergola, is an idyllic, open-air stage for your wedding ceremony in front of your closest family and friends.

• A 125-foot flagstone runway affords a picture perfect aisle for the bride’s entrance. • Resin Padded White Chairs for up to 146 guests. • One hour ceremony rehearsal with our Event Directors to ensure your vow exchange is seamless. Rehearsals generally occur 1-3 days before your wedding. • Table and a power source for your sound/audio vendors are provided.

The Bar & Lounge

Stunning Bar & Lounge

The stunning open floor plan in the Bar & Lounge sets the perfect tone for guests to mingle and enjoy dancing during cocktail hour and after dinner.

• Cocktail tables and grey cross back chairs are available for your customized room arrangement. • Built-in bar, an inviting fireplace & chandeliers that mimic natural candlelight. • Framed & mounted TV to display photo or video slideshows during reception. • Balcony terrace with fire pit table overlooks the rolling green space to the south, which provides an extraordinary sunset experience.

The Ballroom

A beautifully adorned ballroom

Natural light shines in through the windows of The Ballroom that overlooks the Occoquan River to provide the perfect view for your reception. Expansive floor-to-ceiling windows allow for natural light to fill the room.

    I went to see the Osprey's back in January 2025 and fell in love with it right away. We met with Vanessa, who showed us the venue and went over reception options for our wedding. One thing we quickly realized was that the Osprey's had excellent customer service. Every question we had was answered quickly. Vanessa was very friendly, professional, and easy to work with. Even with the follow up questions we had after our tour, Vanessa responded to our emails quickly. Once we were about 45 days away from the wedding, we were paired with Tori, who was our Event Director. When we met with Tori, she was very friendly and helpful. One thing that we found helpful was the timeline template they provided us with. It helped us plan out our reception details with ease. One thing to note was that the Osprey's provides a list of preferred vendors to work with, such as DJ's, caterers etc. Their preferred list was a God send! We ended up hiring 2 of their preferred vendors and so happy we did! The day of our wedding was PERFECT. Everything we planned and wanted actually happened. I received so many compliments about the venue and my wedding and I was so happy our guests truly enjoyed it. Tori did a fantastic job as our event director and made sure we followed the timeline and kept things moving with ease. While the day flew by, we simply had an amazing wedding. I wanted to send a huge thank you to both Vanessa and Tori for making our special day go so well. :)

    From the first time we toured the venue through our wedding day, we had the most positive experience with The Osprey's at Belmont Bay! Vanessa and the team go out of their way to make the planning process as easy as possible - they truly considered and account for every detail to ensure the wedding day goes smoothly. The waterfront venue, inside reception areas, and bridal/groomsmen suites are absolutely gorgeous - our guests are still raving about it all three weeks after our wedding! I cannot recommend The Osprey's at Belmont Bay enough!!

    One of the best choices we made in our planning process was choosing The Osprey’s as our venue. They really help make planning the wedding day pretty foolproof. The location is stunning, the staff is efficient and professional, and once all of the details were in place we just showed up and were able to enjoy our day. Tori and Amy were exceptionally helpful!     We could not have asked for a better venue for our special day because the Osprey’s is gorgeous, the staff is top tier, and the value is outstanding! This place is truly a gem and everyone really worked to make everything stress free and easy from the very beginning. Our questions were answered quickly and they worked really well with our planner and other vendors. We also really liked that they had a ton of decor and useful items in their inventory for us to use! Thank you for enabling us to host an incredible day in your beautiful venue!
