The rates are for rooms only. You can request a rate that includes breakfast by adding "rate with breakfast" in the special request box. The hotel staff will adjust the rate. There are restaurants within walking distance to the hotel and is walking distance to the Condy's house. The deadline to reserve rooms is August 1st to lock in that rate. There will also be a Shuttle available to drive back and forth between the venue and hotel.
